Scanlon and Farley of Colliers sell 17.93-acre development site for $4.5 million

47 North Lowell Road - Windham, NH

Windham, NH Colliers negotiated the sale of 17.93 acres approved for the development of 50 non-age-restricted duplex condominium units, located at 47 North Lowell Rd. The property sold for $4.5 million, according to the Rockingham County Registry of Deeds.

Dan Scanlon, JD, CCIM, and Cassandra Farley, both senior associates with Colliers in New Hampshire, represented the seller, Nesmith Meadows, LLC. The buyer, Trendezza, LLC, a NH-based developer, was represented by Jared Trandezza of Moe Marketing Realty Group.

The property is in a community known for its school system and residential demand. With site plan approval in place for 50 duplex condominium units, the parcel offers an opportunity for residential development three miles from I-93 (Exit 3) and near the center of town.

“We experienced strong interest from developers seeking to capitalize on Windham’s continued desirability,” said Scanlon. “Despite headwinds such as rising construction costs and interest rates, confidence in the demand for quality housing remains robust.” 

“We made the decision to sell an 18-acre family-owned property in Windham and secured approval for 50 luxury duplex units. Throughout the approval process, Windham’s planning dept. and the planning board were proactive and supportive. With the help of our attorney, John Cronin, we partnered with Dan Scanlon and Cassandra Farley of Colliers to find the right buyer/builder/developer for the project,” 

Our goal was to identify a qualified, experienced builder capable of bringing the vision to life. They quickly found a strong buyer and brought the transaction to a successful close in a relatively short time. We were very pleased with the process, the buyer, the outcome and truly appreciated the professionalism and dedication of Dan and his team,” said the seller Timothy Butterfield.
