The Cottages at The Bay Club: Where Coastal Charm Meets Timeless Luxury

Mattapoisett, MA Along the shores of Massachusetts’ South Coast, the town of Mattapoisett is known for its village center, historic homes, and beaches. Now, with the debut of The Cottages at the Bay Club, this community is poised to become a destination for upscale living.

The Cottages at the Bay Club is a vision brought to life by Winthrop “Win” Sargent and a team of real estate professionals.

Set within the lush 625-acre Bay Club – a private, wooded golf and residential community – the 12 designed townhomes, each spanning approximately 2,680 s/f, offer a blend of style, comfort, and luxury.

Four townhomes have been completed, with full development expected by the summer of 2026. The cottages feature natural light, sophisticated interiors, luxurious detailing, and views of The Bay Club golf course.

Mattapoisett combines coastal appeal with accessibility – no bridges, no gridlocked summer traffic, and no unpredictable road delays.

Beyond luxury living and access to a championship golf course, The Cottages at the Bay Club enjoys the rare distinction of being situated within a certified Audubon International Silver Signature Sanctuary, making The Bay Club one of only 66 golf courses worldwide to earn that distinction. The Bay Club actively enhances and protects habitats for birds, turtles, and other native species, and is deeply committed to environmental stewardship.

“From the beginning, our goal was to create something that felt timeless, where nature, community, and design come together in a way that’s both elegant and enduring,” said Sargent, founder and principal of Winthrop Capital Advisors. “The Cottages at The Bay Club reflects that vision, offering a way of life that’s as enriching as the landscape.”

The Cottages at The Bay Club marks Sargent’s second community at The Bay Club. In 2019 he developed the Shag Bark Circle, a 32-home village surrounded by woodlands and preserved open space.

In addition to Sargent, The Cottages at The Bay Club development team includes Stephen Lynch, a realtor and owner of SC Lynch Development Co., LLC; Laura Severino, a realtor and Certified Stager; Tamora Flahardy, a licensed real estate agent; and Jim McDade, an executive within the real estate development sector.

Designed for year-round enjoyment, The Cottages at The Bay Club offers a low-maintenance lifestyle ideal for both full-time residents and seasonal homeowners. Each townhome features energy-efficient systems, attached garages, and private outdoor spaces. Residents also benefit from access to The Bay Club’s many amenities, including restaurants, tennis and pickle ball courts, a fitness center, and a variety of social activities.

With its blend of natural beauty, architectural sophistication, and sense of community, The Cottages at The Bay Club embodies a living environment rooted in elegance, sustainability, and connection.
